What do we mean by fully managed Property?
As suitable tenants are found for your property, we obtain full references and credit checks, arrange and co-ordinate new tenants checking-in (and checking-out of the property), conduct quarterly property visits and prepare all legal documentation. We monitor the property throughout the tenancy to ensure it is maintained in the required standard and deal with any necessary repairs subject to landlord's approval. Monthly rent is collected, paid directly into your bank account less our fee (10% + VAT) and send monthly statements.
What do we mean by let only service Property?
We also offer a "Let Only" service for those landlords who wish to manage their property themselves. This means we find suitable tenants, obtain full references and credit checks and prepare all legal documentation. The first month’s rent and deposit is collected, paid directly into your bank account less our fee (8% + VAT) over the agreed length of the initial tenancy agreement.
The marketing and setting up charge of £250 (+VAT) will be made for the inventory, tenancy agreement, deposit lodging and checking-in/checking-out. These charges will only be deducted from the first month’s rent.
